TYPE/CONSTRUCTION:
Historic/Adaptive Reuse/Mixed Use
LOCATION:
Roanoke, VA
ISSUE REPORTED:
A multifamily developer/operator from Roanoke, Virginia contacted Innovative Dehumidifier Systems regarding excessive moisture build-up during heating season in a recently constructed mixed use project.
After construction, a small percentage of the units began to experience heavy condensation around large aluminum frame windows located in the living area, resulting in resident complaints and maintenance concerns.
BACKGROUND:
A former ice house nestled in a quiet historic neighborhood, The River House, debuted in the summer of 2012. Consisting of 128 luxury studios and 1 and 2 bedroom apartments, this property is situated directly adjacent to the Roanoke River.
PROCESS:
Contemporary new construction apartments typically feature central mechanical closets. Installation of the IW25 dehumidifiers in The River House required the fabrication of wooden frames on a laundry room wall to accommodate the units.
RESULTS/CLIENT TESTIMONIAL:
“We have purchased and installed about 11 of the IW25 permanent dehumidifiers, and they are performing very well. They have remedied our ongoing problem with high RH in certain apartments, and are the perfect solution. The fact that we can install them, set, and forget them is the true beauty of the product! Previously we had tried to manage the problem by supplying portable dehumidifiers, but always had trouble. Even with the best of intentions, the resident fails to empty the bucket, or turns the portable off because of noise, or some other reason. But the resident quickly forgets the permanent dehumidifier is even there. It is quieter, out of the way, and requires no effort or attention from the resident. It’s been a great solution for us!”
